Land East of Joseph House, Stratford Road
Vision
Our site is located south of Stratford Road on the outskirts of Solihull, positioned between Joseph House and Orleans Smokehouse. The land currently comprises two fields and benefits from a well-connected and sustainable setting, with direct access to the Stratford Road roundabout.
A Distinct, Well-Connected Neighbourhood
The site’s strategic location benefits from close proximity to local facilities and transport connections. The neighbourhood is within easy walking distance of a range of local shops, schools, restaurants and healthcare facilities. Due to its excellent connectivity, residents will benefit from a choice of sustainable transport options. By vehicle, the local road network supports good connections to nearby villages, Solihull town centre and to the M42 just five minutes away, allowing easy access to the wider Strategic Road Network. Whitlocks End Train Station is a short 10-minute drive and offers regular services into Birmingham and other destinations. Local bus stops are within walking distance of the site, providing frequent routes into Solihull, Birmingham city centre and surrounding areas.
Public Rights of Way
Within the development, a network of footpaths will create safe, well-lit and accessible walking routes, linking through to the existing Public Right of Way. The current footpath will be retained and enhanced, providing direct connections to neighbouring developments and local amenities. The layout is designed to promote sustainable and active travel, encouraging walking and cycling as convenient alternatives to car journeys.
A Sustainable & Strategic Solution to local Housing Demand
In January 2025, the Government updated the National Planning Policy Framework (NPPF) which sets out how many new homes councils are expected to deliver. In Solihull, the Government increased the housing target from 816 dwellings to 1,331 dwellings each year to meet local demand. As a result, Solihull Metropolitan Borough Council must identify suitable sites for development to meet the new requirement.
While Solihull Council is updating their Local Plan to set out which sites they intend to allow to be brought forward for development, they are currently unable to demonstrate a 5-year housing land supply. Against a requirement of 6,946 dwellings, only 2,963 deliverable dwellings have been identified, leaving a substantial shortfall of 3,983 homes. As such, we are bringing forward proposals for Land South of Stratford Road to help to meet the need for new homes in Solihull Borough.
The site neighbours two larger residential developments on Dog Kennel Lane which were recently approved by Solihull Council; one being developed by Taylor Wimpey and the other promoted by Richborough. Land East of Joseph House on Stratford Road presents a logical extension to these developments.
While our planning application for Land East of Joseph House is a new and distinct application, its strategic location means that residents will benefit from direct access to the facilities on the neighbouring sites, including a primary school, care home and extensive parkland.
